CAM: Property Maintenance

Although many people and groups are involved in maintaining a property, a CAM is ultimately responsible for the property’s effective functioning, including maintenance operations. A CAM will learn how an effective maintenance team can ultimately increase your resident retention and reduce turnover. Key topics include managing inventory, how to inspect and prioritize maintenance and repairs, developing a preventative maintenance program and the need for green initiatives.

To obtain the CAM credential, candidates must complete the following:


  • Minimum of 12 months of onsite property management experience (This can be obtained while taking the course; you will receive a provisional certificate until this requirement is met.)
  • Successful completion of all CAM coursework (totaling 40 hours)
  • Meet all examination standards within 12 months of declaring candidacy
